Selling a Heritage Property

Houses in Port Sunlight are in high demand. However we all know the process of buying and selling property can be complicated, especially if a building has historic significance.

 

Here are the important things to consider if you wish to put your property on the market:
  • Have you made any alterations to your property, such as new windows or installing a new bathroom? If any inappropriate work was done without Listed Building Consent, it may have a negative impact on the value of your property, as the buyer will be required to pay for restoration of original features.
  • Modifications may have been carried out to the house before you bought it, particularly at a time when listed building policies did not fully cover the backs of houses. In this case, the new owner will not be required to restore the changes back to the original design until features wear out and need to be replaced.
  • It always helps to keep a maintenance record for your house. Note the work you do along with the date, keep invoices from tradespeople and any certificates, guarantees or warrantees.
  • An Energy Performance Certificate (EPC) is needed to sell a listed property. Make sure to check this with your estate agent. It helps to keep a record of any energy efficiency measures you have installed, such as draft-proofing or loft insulation.
